Things to Look for During Your Home Inspection

General Concerns That Can Be Expensive To Correct:
 
 
1.
Water or dampness in the crawl space.
2.
Is the attic properly ventilated or does it show signs of moisture and improper ventilation?
3.
Mold or mildew on the floor joists and underlayment.
4.
Are the heating, ventilation and airconditioning (HVAC) lines sweating?
5.
Mossy green on yard and house.
6.
Rotted wood around doors and windows.
7.
Butt joints of siding that are swollen.
8.
Has the basement, siding or one particular room been recently painted?
9.
Cracks in the foundation, around windows and doors.
10.
Check the bathroom for spongy floors, especially beside the bathtub.
11.
Check all caulking in the bathroom. Especially check inside the tub area and the area at the bottom of the bathtub where the tub butts the bathroom floor.
12.
Turn the water on in the bathroom sink, then flush the commode. Does the sink's water pressure drop?
13.
Do you feel like you are walking up or downhill in the house?
14.
Check for aluminum wiring that has been known to become fire hazards.
15.
Insulated windows whose vacuum seal has been broken can often be identified by condensation that forms between the two panes of glass which makes the windows appear cloudy or dirty.

Is the electrical service appropriate for the needs of the house?
17.
Are the roofing shingles blistering? Are any shingles missing? Has a roof been added over a previous roof?
18.
Cedar shingles: Were they installed properly and are they free of decay and moss?
19.
Is there topography or broken concrete that would allow water to flow toward or under your new home?
20.
What is the condition of the mortar in the firebox and Chimney. Is the chimney clear of obstructions such as bird nests? When was the last time the chimney was cleaned to protect against flammable accumulations of tar, sap, etc.?
21.
Are the gutters clean and not rusted or pulled away from the facia board?
22.
Are the exterior handrails strong and secure or rotted?
23.
Has there been any obvious untreated rotting or wood damaging insect damage?
24.
Test all appliances, electrical circuits and mechanical equipment to be sure they work!
25.
Look under rugs, etc., for darkened floors caused by urine stains!
