Ground, topography, drainage, overhanging or leaning trees, broken or undulating walkways, standing water, presence of moss or mold, sunken or depressed areas in the yard, low overhead wires, sufficient headroom below wires when standing on decks, etc. Proper flow of water away from the foundation!

Do seller installed flowerbeds and yard work affect proper drainage?

Is there obvious effluence from the septic system indicating a defective drainfield?

What is the location of the well as compared to the location of the drainfield?
