Things to Look for During Your Home Inspection

General Concerns That Can Be Expensive To Correct:

Are the wire sizes compatible with the protection devices for the function they do?

Do all outside outlets have Ground Fault Interrupters (G.F.I.’s)?

Do any receptacles near interior water sources have a G.F.I.?

What about telephone wiring and cable wiring?

Does the satellite dish work?

Does the heating and airconditioning systems function properly?

Have they been recently serviced?

Is there any rust on the equipment?

Do they have sufficient air flow and returns to and from each room?

Are all air filters in and clean?

Check all fossil fuel vent pipes to be sure they are secure and do not leak carbon monoxide.

Are smoke and carbon monoxide detectors present and functioning?

Is there any indication of leaking within a radiator or radiant heat type of system?

Do all kitchen appliances function properly?

Does the sink disposal work properly?

How do you unlock it if it becomes jammed?

Bathrooms: Check for water damage and floor rot around the tub and shower.

Check inside the tub/shower area for deterioration due to lack of proper maintenance.

Check tub/shower enclosures to make sure they function properly and don’t leak!

Does the toilet flush and cut off properly?

Does the toilet rock? This can be indication of a broker or improperly fitting wax ring that will cause rotting to the subfloor.

Does the motor to the jetted tub function properly. Make sure the jets are covered with water before testing! Otherwise you will burn out the motor.

Is there any indication of bacteria in or around your jetted tubs?

Are all handrails solid and secure?

Are they covered or padded for safety?
